The site uses only what it needs to work, like remembering light or dark mode and your cookie choice. These stay in your browser.

Analytics are off until you click "Accept analytics". If you accept, we count visits and which pages and tools are used, with an anonymous ID kept in your browser. We don't record your name, email or what you type into the tools. You can change your choice any time with "Cookie settings" at the bottom of every page.

Without any cookie or anything stored in your browser, we count one visit per visitor per day: the day, the first page you opened, and the site or campaign that sent you. To tell visits apart we keep a code made from your connection that changes every day and can't be turned back into your IP address or linked across days.

Free tools

What you type into a tool is used to make your result. We don't keep it unless you ask us to email you a PDF.

If you ask for the PDF, we keep your email address, the tool you used, its main result, and the wording of the box you ticked. If you also ticked "send me occasional tips", we may email you tips; every email has a way to stop them.

Our emails include a tiny image and links through our own site, so we can count which emails are opened and clicked. We don't use any outside tracking service. One click on "Unsubscribe" in any of them stops them.

The meeting minutes tool sends your notes to our AI provider to write the draft. Please leave out owners' private details.

Chat helper

Questions you type into the chat helper go to our AI provider to write an answer. We keep a short log of questions and answers to improve the helper. Don't type private details into it.

When you ask to start free, we keep your name, email, association name, state and number of units to set up your account and email you about it.

We never sell your details

We don't sell or rent your information. To have your details removed, email us and we'll delete them.
